Why is Fauquier County real estate considered one of the best investments in all of Northern Virginia?

The County of Fauquier is comprised of about 660 square miles, and is located in the north central Piedmont region of Virginia, approximately 40 miles west of Washington, D.C.  Fauquier is bordered by the counties of Prince William, Stafford, Culpeper, Warren, Clarke, Loudoun and Rappahannock. The Rappahannock River forms the County's Western border.

Controlled Growth
The county’s Comprehensive Plan establishes numerous restrictions on Fauquier County real estate development, channeling growth into the service districts. The annual population growth rate of 3% over the past few years makes Fauquier County one of the slowest growing counties in Northern Virginia. Therefore, the county remains primarily rural in nature, making Fauquier county real estate values increase at an enviable rate. Homes in rural Fauquier county are arguably the most sought-after real estate in Northern Virginia.

As of the 2000 census, there were 55,139 people, 19,842 households, and 15,139 families living in Fauquier county. The average household size is 2.75 and the average family size is 3.14. There are three incorporated towns in Fauquier County: Remington, The Plains, and Warrenton (the county seat) and 27 unincorporated communities. Because the county has established towns with service districts as the target for Fauquier county real estate expansion, new subdivisions in rural areas are rare.  However, there are always rural properties for sale in established subdivisions.

Education
The Fauquier County Public School System has two high schools (with a third scheduled to open in 2008), five middle schools, ten elementary schools and one alternative school, for a combined enrollment of just under 11,000 students. Fauquier county has one of the most highly regarded public school systems in the metropolitan areas with 15 of 16 Fauquier county public schools reaching full accreditation for 2004-2005.
